What should people look for first? What mistakes happen most often? What pricing, negotiation, safety, or quality tips would you give someone dealing with retail units right now?

From a seller side, threads like this help because buyers often want the same things: honest condition notes, transparent pricing, and a quick answer to common questions about retail units.

Members who have sold successfully should share what kind of titles and descriptions got the best response.

I think this topic could become a strong evergreen thread for Commercial Real Estate & Investment Property. Searchers usually want practical advice, not generic tips.

It would be useful to hear what red flags, paperwork, testing steps, or negotiation tactics people actually use with retail units.

One thing that helps with retail units is comparing at least three listings before responding. I usually look at photos, wording quality, price range, and whether the seller answers basic questions clearly.

For this forum, it would be great if members also shared what made them trust or avoid a listing.
